Oaks, pollen and what lands on your roof

Oaks are a major debris source in Central Florida. UF/IFAS notes that live oak sheds its old leaves in spring, and its profile of laurel oak describes leaf drop in the cooler months. Oak pollen adds a yellow film in March and April.

For you, that means two heavy periods in a year, rather than one tidy fall cleanup. When you compare gutter companies, ask how they plan visits around those windows.

A year on the calendar

A practical rhythm for Windermere looks like this:

  • March to May: clear the spring leaf and pollen load before the wet season. UF/IFAS describes pollen season as intense in this stretch.
  • June to September: the rainy season. The National Weather Service puts the median onset of the wet season around late May.
  • October to February: cooler-month leaf drop, plus a post-hurricane-season check.

This is general timing, not a rule. Heavily shaded roofs may need an extra visit.

Storms, Milton and the lake setting

Windermere sits on an isthmus between Lake Down and Lake Butler, on the Butler Chain of Lakes, as the town's Wikipedia entry explains. During Hurricane Milton in October 2024, the Orange Observer reported widespread outages across West and Southwest Orange, especially in Windermere, with gusts to 87 mph and more than 10 inches of rain.

After a storm like that, gutters collect twigs and torn leaves quickly. A post-storm check is sensible, but expect busy schedules, and be wary of anyone who offers a storm-damage repair opinion with no inspection.

Tree rules in the Town

Windermere has a tree ordinance, with mitigation, fees and penalties, and a Tree Protection Guide (see the Tree Board links page). Tree Board minutes from December 2024 mention a charge per inch of trunk diameter for removing protected trees, with an increase under discussion. The current figure was not confirmed, so check with the Town.

Florida Statute 163.045 bars local governments from requiring a permit or fee to prune or remove a residential tree that a certified arborist has documented as dangerous. The Town's Development Services page points to that rule. Practically, trimming back branches and cleaning gutters are different jobs. We clean gutters and do not do tree work.

HOAs and gated communities

Many homes in and around Windermere belong to gated associations. Rules about exterior changes differ from community to community, and none of the specific HOA gutter rules were available to us. What does apply statewide is Section 720.3035 of the Florida Statutes, which asks for specific written denials and even handling of applications.

What third-party guides say about price

No Windermere-specific price was found. For the Orlando area, Angi's estimate puts the average near $171, with most jobs between about $119 and $230 and difficult jobs, such as two-story homes with storm debris, running up to roughly $408. This Old House lists $120 to $225.
