Getting our team through the gate

Communities in and around Windermere, such as Keene's Pointe, are described in listings as gated and attended. That means a crew cannot simply turn up. Tell us up front that the home is behind a gate, and arrange for our name or vehicle to be on the guest or vendor list. Ask your association management office whether vendors need to check in or carry paperwork.

Doing this ahead of time prevents the most common scheduling failure: a crew waiting at the entrance while the homeowner is at work. We ask about gates and HOA rules when we call to confirm the details.

Do you need HOA approval?

Routine cleaning rarely changes how a house looks, so it often needs no review. Anything that alters exterior appearance is different: new gutters, new guard systems or a changed downspout color can fall under architectural rules. Individual association rules vary, so check your own documents or ask the manager.

Florida law sets some ground rules for how associations review requests. Section 720.3035 of the statutes requires, among other things, that denials be in writing and give specific reasons. You can read it at the Florida Legislature site.

Shared roofs, townhomes and multi-unit buildings

Where a roof or gutter run is shared, the association may arrange the work for everyone, and an individual owner cannot book it alone. If you are an owner, ask the board or manager who handles gutter maintenance for your building before you request a quote. If you are a board member or property manager, say so in the request and describe the number of buildings and stories so we can respond with something realistic.
